A R7 billion investment commitment has been secured for the development of the Lebowakgomo Smart City in Limpopo, positioning the project among South Africa’s most ambitious municipal-led urban development initiatives.
The project, overseen by the Lepelle-Nkumpi Local Municipality, will be developed on a 160-hectare site within the Lebowakgomo Business Area and is intended to create a technology-driven economic hub that combines commercial property, modern infrastructure, renewable energy and digital connectivity. Municipal leaders formally highlighted the investment commitment during the municipality’s investor conference and sod-turning programme linked to the project.
A New Growth Node for Limpopo
According to the municipality, the development is expected to support the establishment of more than 500 businesses while creating thousands of jobs across construction, technology, services and related sectors. The project forms part of a broader strategy to position Lebowakgomo as a regional economic centre capable of attracting long-term private sector investment.
Located approximately 50 kilometres south of Polokwane, Lebowakgomo already serves as an important administrative and commercial centre within Limpopo. Municipal leaders believe the Smart City project can accelerate the area’s transition into a larger business and investment destination.
Smart Infrastructure at the Core
The proposed development includes high-speed broadband infrastructure, smart grids, renewable energy solutions, green building standards and AI-driven water management systems.
Municipal plans have also referenced advanced transport systems and solar-powered industrial facilities as part of the long-term vision. Key infrastructure allocations include funding for broadband connectivity and strategic road expansions designed to support future commercial growth.
The municipality has described the business district as the foundation of its Smart Town vision and a catalyst for sustainable economic expansion.
Why the Project Matters
The scale of the investment is significant for both Limpopo and South Africa’s property sector.
While much of South Africa’s major commercial development activity has historically been concentrated in Gauteng, Cape Town and Durban, the Lebowakgomo project signals growing investor interest in secondary urban centres that can support industrial, retail, logistics and technology-driven growth.
For property developers, infrastructure contractors, retailers and investors, the project represents a potential new market for commercial real estate development and business expansion.
What It Signals for the Property Market
The Lebowakgomo Smart City demonstrates how municipalities are increasingly using large-scale mixed-use developments to attract capital, create jobs and expand local economic activity.
If delivered as planned, the project could strengthen Limpopo’s position as an emerging investment destination while creating a new commercial node that supports business formation, property development and regional connectivity.
For South Africa’s property market, the project highlights continued opportunities beyond the country’s traditional metropolitan centres, particularly in regions where infrastructure investment and economic development strategies are beginning to align around long-term urban growth.
