A major residential development in South Australia has moved into construction, with YAS Property & Development commencing work on the Edenridge estate at Onkaparinga Heights, south of Adelaide. The project forms part of a wider expansion expected to deliver nearly 2,000 homes across two neighbouring developments.
The development signals continued investment in master-planned communities as housing demand drives expansion beyond established urban centres.
Edenridge Moves Into Construction
Edenridge is being developed on a 100-hectare site approximately 40 kilometres from Adelaide. The first phase will deliver 45 homes, with completion expected by April 2027. The broader estate is planned to accommodate up to 900 families.
The project is led by Stepney-based YAS Property & Development and is positioned to attract first-time buyers and growing families seeking access to housing, open spaces and established transport connections.
Its location between Onkaparinga River National Park and Main South Road places the development within a growth corridor connecting residential expansion with access to surrounding employment and services.
Nearly 2,000 Homes Planned Across Two Developments
The wider expansion includes a separate 1,000-home development planned by South Australian developer Lanser on an adjoining 67.6-hectare site.
Civil works for the Lanser project are expected to begin in late 2027. At least 20% of its homes are intended to qualify as affordable housing under the HomeSeekerSA initiative.
Together, the two projects represent a substantial addition to the region’s planned housing supply. Their combined scale also creates potential demand for supporting infrastructure, retail services and other amenities as the surrounding population grows.
What the Development Signals for Property Markets
For property investors and developers, the project highlights the role of large landholdings and coordinated residential planning in accommodating population growth outside major city centres.
Master-planned developments can create opportunities across several property segments, including residential construction, neighbourhood retail, community facilities and supporting services. However, the commercial performance of individual projects will depend on buyer demand, infrastructure delivery, financing conditions and the pace at which homes reach the market.
The affordable-housing component of the adjacent Lanser project also demonstrates how private development can intersect with government-backed housing initiatives.
The announcement does not establish that the entire planned housing supply will be delivered immediately. Edenridge’s first phase is comparatively small, while the wider projects will require further construction and staged delivery.
A Long-Term Urban Expansion
The Edenridge project places residential construction at the centre of a broader growth strategy for the Onkaparinga region.
As development advances, the key indicators will be construction milestones, sales absorption, infrastructure provision and progress on the adjoining Lanser estate. These will help determine how quickly the planned expansion translates into completed housing and sustained economic activity.
For the property sector, the immediate significance is clear: a major development has entered construction, while a neighbouring project could bring the combined housing pipeline close to 2,000 homes.
